概覽
「研究」階段是投資人拉開差距的分水嶺。業餘投資人瀏覽 Zillow 碰運氣,專業投資人建立系統化的市場篩選框架、開發自己的房源管道、像金融分析師一樣嚴謹地分析每一筆物業。
這個階段教你先看市場,再看房子。為什麼?因為一個衰退市場中最好的房子,表現也比不上一個成長市場中的普通房子。市場選擇是你作為投資人做出的槓桿效應最大的決策。
確定目標市場後,你要學會高效地尋找房源、幾分鐘內跑完初步數字、對通過初篩的物業進行徹底的盡職調查。目標是建立一套可重複的流程:篩選五十間房子,從中找到值得深入的兩到三間。

Research(研究)階段的核心是什麼
先選市場,再選房子
用人口成長率、就業多元性、房東友善的法規環境、租金房價比和新建供給數據,系統性地篩選市場。強勢市場中的普通房子,長期表現優於弱勢市場中的精品房子。
建立多元房源管道
別只靠一個管道。把 MLS(房源共享系統)上架房源、批發商的場外交易、直郵行銷、開車找房(driving for dollars)和法拍房結合起來。最好的交易幾乎從來不是從最明顯的渠道冒出來的。
數字不會騙人
用同一套框架分析每一筆交易:購買價格、翻修預算、預期租金、營運費用、償債金額、現金回報率。一律採用保守假設——如果悲觀估計下交易仍然成立,那麼在合理預期下它就會表現出色。
盡職調查沒有商量餘地
徹底檢查物業狀況、用書面文件核實所有收入和支出數據、審查產權歷史、排查環境問題、確認土地分區限制、並事先確認保險的可取得性和費用。
