如果你是從零開始,這個階段通常需要二到六個月。已經有良好財務素養的人可能幾週就能完成。重點不在於快,而在於準備好。當一筆好交易出現時,你應該能在幾小時內完成評估,而不是拖上幾個星期。

Prepare(準備)階段的核心是什麼
財務透明度優先
把你的淨資產、負債收入比、信用分數和可動用現金,精確到每一塊美元。根基不穩,上面蓋什麼都會歪。目標:準備至少六個月的個人生活費,外加 $10,000–$25,000 的投資預備金,然後再出手。
先確立你的投資主張
在開始看房之前,先決定你要做哪一種投資人。長期持有收租?BRRRR(買-修-租-貸-重複)?自住兼出租?每種策略對資金、技能和時間的要求截然不同。選定一條路,先做到精通,之後再擴展。
建立你的知識基礎
把房地產投資的專業術語學到能流利運用的程度。在你真正坐上談判桌之前,就要理解 Cap Rate(資本化率)、現金回報率、NOI(淨營業收入)、DSCR(償債覆蓋率)和 1031 Exchange(1031置換)這些核心概念。
提前組建你的團隊
