Prepare(准备)阶段的核心是什么
财务透明度优先
精确掌握你的净资产、负债收入比(DTI)、信用分数和流动储备金。地基不牢,楼建不高。目标是在出手前存够6个月个人生活费,外加$10,000到$25,000的投资专项储备金。
明确你的投资逻辑
在看房之前,先想清楚你要做什么类型的投资者。长期持有收租?BRRRR(买-修-租-贷-重复)?House Hacking(自住+出租)?每种策略对资金量、技能和时间的要求完全不同。先选一个方向,吃透它,站稳了再拓展。
构建知识体系
在谈判桌上需要用到这些概念之前,先把它们搞懂:Cap Rate(资本化率)、现金回报率、NOI(净营业收入)、DSCR(偿债覆盖率)、1031 Exchange(1031置换)。不要临阵磨枪,功夫在平时。
提前组建核心团队
