Invest(投资)阶段的核心是什么
永远不要爱上一套房子
情感依赖是好Deal的天敌。每套房产都是一个金融工具。如果数字不成立,果断走开——不管厨房多漂亮,不管社区多有情调。下一个Deal永远在路上。
谈判不只是谈价格
价格只是众多条款之一。过户时间、卖方让步(Seller Concessions)、验房条款、定金金额、附带的个人财产、租金分摊——全部可以谈。价格高$5,000但卖方出$10,000修房费用,这才是真正的好Deal。
带着确定性过户
确保你的贷款是正式Pre-approval,不只是Pre-qualification。提前算清过户费用。保险报价准备就绪。把你能控制的变量全部消除,让唯一的意外只是那些你确实无法预防的。
守住你的下行风险
合理使用各项保护条款(Contingencies)。做彻底的验房。产权保险(Title Insurance)没有商量余地。确保你的购房合同允许你在尽调发现重大问题时全身而退。
