What Is 交易流量(Deal Flow)?

交易流量(Deal Flow)就是你的投資機會管道。它包括MLS上市房源、場外交易(批發商、直郵行銷、開車找房)和經紀人關係網。更多交易流量代表更多選擇,也代表更高的機率找到符合你投資標準的好案子。每一個進入管道的機會都該通過你的交易分析流程投資決策判斷。品質永遠比數量重要——100個勉強的機會不如10個紮實的好案子。經營關係、釐清標準、嚴格篩選。

交易流量(Deal Flow)是指持續進入你視野的投資房產機會——來自MLS房源、場外交易、經紀人推薦、批發商或你自己的行銷管道。流量越大、品質越高,你越有可能找到真正划算的交易。

How It Works

MLS上市房源。 最公開的來源。根據你的條件(價格、房型、地段)設定自動通知,每天查看。大多數MLS房源競爭激烈,但好機會確實存在,關鍵是速度。

場外交易。 批發商、寄信給急售屋主、開車找房(Driving for Dollars)、口碑推薦。場外交易通常代表更少的競爭和更好的價格,但需要投入更多心力去經營管道。

經紀人關係。 與投資者友善型經紀人建立合作,他們可以在房源上MLS之前就先通知你。維繫2到3位經紀人關係,展現你是認真的買方——已完成預審核、標準明確、決策迅速。

篩選機制。 並非每個機會都值得做完整的交易分析。先用毛報酬率做快速篩選。毛報酬率低於8%?跳過。不符合你的投資標準?跳過。只對通過初篩的房源做詳細分析。

數量目標。 新手投資者每月可能只看到1到2個機會。隨著你建立關係和系統,每月可達10到20個以上。更多流量代表更多投資決策,最終代表更多成交。

王志明(Marcus Wang)在克里夫蘭。 王志明在尋找他的第一間投資房。他在MLS上設了自動通知:2到4個單位、$300,000以下、鎖定3個郵遞區號。每週他收到15到20筆新房源。他先用毛報酬率快速篩選——低於9%的直接略過。這樣每週剩3到5筆值得進一步看的。他每月對2到3筆做完整的交易分析。四個月後他遞了2份出價,1份被接受。他的交易流量不算大,但篩選到位。最終買到的那間完全符合他的投資標準
