What Is UBIT(非相关商业收入税)?

当你的自管IRA(Self-Directed IRA或401(k)产生了"非相关商业应税收入"(UBTI)时,UBIT就会找上门——最常见的触发方式是带贷款的出租物业。如果你的IRA用房贷买房,贷款对应的那部分收入(UDFI——非相关债务融资收入)会按信托税率纳税,最高税率37%。每年UBTI的前$1,000免税。为了避免UBIT,很多投资者选择用IRA全款买房,或者用Roth IRA持有房产——Roth里的增长免税。

How It Works

什么触发UBIT。 IRS对IRA和401(k)中的"非相关商业应税收入"(UBTI)征税。对房产投资者来说,最主要的触发器是债务。如果你的IRA借钱买房,贷款对应的那部分收入——UDFI(Unrelated Debt-Financed Income,非相关债务融资收入)——要纳税。公式:UDFI =(平均贷款额 / 平均成本基础)× 物业总收入。比如你用$150,000的贷款买了一套$200,000的房子,那大约75%的租金收入可能需要缴纳UBIT。

信托税率。 IRA按信托实体纳税。2024年,信托收入超过约$14,450的部分税率就达到37%。比个人同等收入的税率陡峭得多——这就是UBIT杀伤力大的原因。

$1,000免税额。 每年UBTI的前$1,000免税。如果你的债务融资收入很少(比如小额贷款产生的少量UDFI),你可能刚好不超。但带杠杆的大交易肯定会超。

全款买房的解法。 如果你的IRA不借钱、全款买房,租金收入通常不算UBTI。这部分收入被视为被动投资收入,IRA可以延税持有。问题是:你得有足够的IRA余额全款买房,这限制了交易规模。

Real-World Example

陈建华:自管IRA在凤凰城买了一套带杠杆的双拼。

陈建华把401(k)里的$180,000转入了自管IRA(Self-Directed IRA,在凤凰城(Phoenix)买了一套$240,000的双拼(Duplex),首付$60,000,非追索权贷款(Non-Recourse Financing)$180,000。物业月租金$2,400,年租$28,800。扣除费用后,净收入约$14,000。

因为75%的购置资金来自贷款,约75%的$14,000(即$10,500)算UDFI。扣除$1,000免税额后,IRA需要为$9,500缴纳UBIT。按信托税率计算,大约$2,800——从IRA账户内支付。第二年他做了再融资(Refinance)并偿还了部分贷款,UBIT随之下降。如果他一开始就全款买房,UBIT为$0。

Watch Out
